Ep236: Building a Real Estate and Property Management Business in Colombia with Rich Holman

Today I am talking with Rich Holman, the founder of First American Realty International, a real estate and property management company in Medellin, Colombia.

Rich first came down to Medellin in 2006 and quickly realized the city was one of the World’s best kept secrets. The city had a bad reputation but also a lot of attractive qualities, such as the climate, it’s culture, and the undervalued real estate market.

He settled permanently in the city of eternal spring in 2007 and has since expanded his company to Bogota, Cartagena and Cali. FAR International manages over 250 furnished rental apartments in Colombia and Airbnb is a major source of business, accounting for over 35% of the bookings.

Rich currently has his eyes on Puerto Rico. It’s capital San Juan reminds him of Medellin ten years ago, with attractive real estate prices and very little competitive apartment rentals available. On top of that, Puerto Rico offers great tax incentives and because it’s part of the US, there’s the possibility to leverage real estate purchases with a mortgage, something that’s very hard to do (if not impossible) when investing overseas.

He’s so convinced of the opportunities in the city that he decided to organize a conference to educate investors on the possibilities for investing in the city that recently got hit by one of the most devastating hurricanes in its existence.
